Credit-card bookings cancelled more than 30 days before arrival receive a 97% refund; the remaining 3% is the non-refundable processing fee. Cancellations 16–30 days before arrival receive a 47% refund. Cancellations within 15 days are non-refundable.

Venmo bookings receive a 100% refund more than 30 days before arrival, a 50% refund 16–30 days before arrival, and no refund within 15 days.

Freshly laundered bed linens, shampoo, conditioner, soap, towels and washcloths are provided. Kitchens are fully equipped for cooking and include basic spices. You will also find toilet paper, paper towels, trash bags, a hairdryer, an iron and board, and dishwasher and laundry detergent.

Up to two pets are welcome for a $75 pet fee. Pets must be at least one year old, house-trained and fixed. Each property includes a “Furry Friends” basket with sheets, a towel and food and water bowls.

Please clean the yard and place waste in the outside bin. An undeclared pet results in a $200 fee and immediate eviction without a refund.

The electronic rental agreement must be signed within 24 hours of booking before the address, guidebook and door code are released. A government-issued photo ID matching the booking and payment name is required.

Smoking is prohibited indoors. The minimum booking age is 30, or 25 for guests with at least two strong Airbnb or Vrbo reviews. Please observe neighborhood quiet hours from 10 PM to 8 AM.

If no guest is departing that day, early arrival may be possible. Please confirm the evening before, since same-day bookings can affect availability. Late checkout is generally unavailable so the cleaning team has time to prepare the home. Booking an additional night is the best way to guarantee early access.

Every property has a pack-and-play. Some also include high chairs, baby bathtubs and other family amenities. Confirm your needs in advance and we will make sure the requested items are available for your stay.

Once the rental agreement is signed, you will receive a digital guidebook, the property address and your door code. The code activates at check-in time. A reminder with the address and code is also emailed four days before arrival.

Checkout is at 11 AM. Leave beds unmade, place used towels in a shower or bathtub, take trash to the outside bins, start the dishwasher on a fast cycle when available, and lock up before leaving.

We take pride in responding within minutes whenever possible. Appointments or other commitments may occasionally cause a short delay, but we will reply as quickly as we can.

Yards are mowed weekly outside the winter months, never before 10 AM. Please tell us promptly about accidental damage or maintenance issues. Trash day is posted in each property. These are residential neighborhoods, so outdoor quiet hours are 10 PM to 8 AM.
